Whether you are buying, selling or maintaining your home, Brown & Co. Property Inspections provides professional and quality service from the moment you call us. Our licensed home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by the State of Arizona and InterNACHI, the leading home inspection association.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

What’s Included In An Inspection?

Our inspections are comprehensive. We utilize thermal imaging free of charge on every inspection, which is vital in identifying temperature differences that can reveal leaks, missing insulation, improperly sealed doors/windows, overheating electrical components, and more. We can inspect pools and spas, sewer lines, and perform mold testing if necessary. Our licensed home inspectors are certified through the International Association of Certified Home Inspectors, licensed termite inspectors through the Department of Agriculture, and FAA-licensed drone pilots. We are family-owned and committed to providing a personal experience.

What Does The Process Look Like?

Step 1: Schedule Your Inspection

Call, text, email, or submit a website request with the property information, time frame, and inspection services needed. We are happy to discuss details to determine what works best and provide an exact quote. Once the inspection enters our system, all parties receive a confirmation email, links to our agreements and payment portal, and our team will obtain home access information.

Step 2: The Inspection

It takes a minimum of 2.5-3 hours to inspect an average-sized home. The inspector will need more time depending on the size, age, and services required. We will set a meeting time toward the end of the inspection to review the findings with the client. If unable to attend an in-person review, we can schedule a video conference, phone call, or other meeting. Please see the infographic for a complete list of all components inspected.

Step 3: Your Report

A home inspection report, complete with photos and videos, will be provided by the end of the day. The findings will be categorized and color-coded by importance. Please do not hesitate to reach out with questions or clarification anytime after the inspection. We can also return to the home for a re-inspection to ensure the requested repairs are complete before closing.

We utilize the most advanced home inspection reporting software available, Spectora. Our home inspection reports are clean, organized, and easily read on any device. Findings are prioritized by importance and accompanied by high-quality photos, videos, and descriptions. For resale homes, a Repair Request Document generator is available for agents to quickly grab the language to copy and paste into their document to request repairs or concessions. Our reports can be handed directly to the builder for new construction homes.
