After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
Our inspections are comprehensive. We utilize thermal imaging free of charge on every inspection, which is vital in identifying temperature differences that can reveal leaks, missing insulation, improperly sealed doors/windows, overheating electrical components, and more. We can inspect pools and spas, sewer lines, and perform mold testing if necessary. Our licensed home inspectors are certified through the International Association of Certified Home Inspectors, licensed termite inspectors through the Department of Agriculture, and FAA-licensed drone pilots. Findings are prioritized by importance and accompanied by high-quality photos, videos, and descriptions. For resale homes, a Repair Request Document generator is available for agents to quickly grab the language to copy and paste into their document to request repairs or concessions. Our reports can be handed directly to the builder for new construction homes.
